Residential Construction and Remodeling Contractor in Merrimac, MA

A Carriage Town, and the Houses It Left Behind

Merrimac was settled in 1638 around Merrimacport and spent the second half of the nineteenth century building carriages, at one point supporting thirty-one carriage factories in a town this size. That boom set the housing stock, and it is unusually easy to read: the elaborate Victorians along West Main Street were built for the owners and managers, and the smaller worker housing went up on the secondary roads behind them.
Those two categories need completely different work, and Merrimacport, older than both, needs a third approach again.

The Homes We Work On in Merrimac

The West Main Victorians carry a great deal of exterior ornamentation and tall, well-proportioned interior volumes. The work they need is almost always restrained: keeping the trim and the proportions while bringing insulation, wiring and heating up to a standard the house was never built to. Removing character to gain efficiency is a bad trade on a street like that, and an avoidable one.
The worker housing on the secondary streets is the opposite problem. The footprints are small and the rooms are cellular, so home additions and ADU construction genuinely change how the house works. Merrimacport, an unusually intact village of Georgian, Federal, Greek Revival and early Victorian buildings, sits earlier than both and asks for the most careful hand of the three.

Construction Services for Merrimac Homeowners

From deck building and kitchen remodeling through to custom home building, the scope of work varies less than the building it lands on.
We commonly work on:
One local constraint shapes more Merrimac projects than any other. The town sewer serves Route 110, Merrimac Square, most of Merrimacport, Little Pond Road and the areas around Lake Attitash. Outside that footprint properties are on septic, and under Title 5 the septic design caps the number of bedrooms the house may have. Whether your address is inside or outside the sewered area is therefore the single biggest factor in what an addition costs, and it is the first thing we establish.

How a Merrimac Project Runs

Six steps, in this order, every time.
1
Walkthrough, goals, and a realistic budget range
2
Measured survey and structural assessment
3
Written scope and fixed estimate
4
Permit filing with the Merrimac Building Department
5
Construction, with one named contact throughout
6
Final walkthrough, snagging, and closeout
You get one named contact for the whole job, not a rota.

On the older housing along West Main Street and in Merrimacport, opening up walls tends to reveal structure that was not drawn anywhere. Work of that kind falls under a Construction Supervisor Licence, which is issued under M.G.L. c.112 and is separate from HIC registration rather than a higher grade of it. Both numbers are checkable on the state register, and they are worth checking.

Work near Lake Attitash, the Merrimack frontage at Merrimacport, or any mapped wetland can also need a Conservation Commission filing before the building permit issues, which is a matter of weeks. We establish that at the walkthrough.

Merrimac Construction Questions

The sewer serves Route 110, Merrimac Square, most of Merrimacport, Little Pond Road and the areas around Lake Attitash. Outside that footprint, properties are on septic.

It matters because under Title 5 a septic design fixes how many bedrooms the house is permitted. On a sewered address an added bedroom is a straightforward job; on septic it can require a system upgrade that costs more than the room. We confirm which you are before any design work starts.

That is the normal brief on that street, and yes. The houses built for the carriage owners and managers carry a lot of exterior ornamentation and tall interior volumes, and both are worth keeping.

Insulation, wiring and heating can almost always be brought up to standard from inside, or from the roof and basement, without sacrificing trim or proportion. Where a compromise is genuinely unavoidable we will say so before you commit, not after.

A great deal, and they are some of the most satisfying projects in town. The footprints are small and the rooms cellular, which is exactly the case where an addition or an accessory dwelling changes how the whole house functions rather than just adding area.

The practical limits are the setbacks and, outside the sewered area, the septic capacity. Both are checkable at the walkthrough.

Yes. Merrimacport is an unusually well-preserved village of Georgian, Federal, Greek Revival and early Victorian buildings, and it is the oldest part of town.

Work there is slower by nature. Original framing and joinery need assessing before a layout is fixed, and we would rather find what is behind the plaster at survey stage than halfway through.

We do, on our own Home Improvement Contractor registration. Under M.G.L. c.142A a homeowner who pulls their own permit is excluded from the Guaranty Fund, which can pay up to $25,000 against an unpaid judgment against a contractor.

A contractor asking you to take the permit out in your own name is asking you to surrender that protection for the whole project.

Home Improvement Contractor registration for remodeling work on an existing one- to four-unit owner-occupied home, and a Construction Supervisor Licence for structural work or a new dwelling. They are separate credentials under separate statutes, not two grades of the same one.

Ask for both numbers and verify them on the state register before signing. Ours are MA HIC #205899 and MA CSL #117142.
